Typically 3+ bedrooms, $250K to $700K market value, often dated or in need of significant renovation. We also continue to buy select properties in Philadelphia.

No. The MLS with a strong agent and a polished, photo-ready home will almost always produce a higher gross sale price. We are an alternative for sellers who would rather trade some gross price for certainty, privacy, no showings, no repairs, no commissions, and a closing date they control.

We look at recent comparable sales in your neighborhood, the home's condition, the scope of renovation work it needs, and a reasonable margin for our time and capital. We share that reasoning with every seller. The offer is firm, in writing, and stands for at least seven days.

Yes. We purchase with private capital. There are no financing contingencies and no lender involved on our side. The offer you receive is what closes.
